Downtown Oceanside's Regal Theater Redevelopment: The Latest (August 2026)
What is happening?
The Regal Oceanside Theater at 401 Mission Avenue (Ocean Place Plaza) has been approved for redevelopment into a major mixed-use community known as 401 Mission.
The Oceanside City Council approved the project after several redesigns that addressed public concerns, particularly by increasing the size of the public plaza and preserving space for community events.
What will replace the theater?
Current approved plans include approximately:
- 🏢 326–330 apartments (market-rate housing)
- 🛍️ Nearly 26,500 square feet of retail and restaurant space
- 🌳 A significantly expanded public plaza
- ☕ Outdoor dining
- 🎨 Public art and murals
- 🚶 Improved pedestrian connections throughout downtown
- 🏊 Resident amenities including pool and recreation areas
The project is designed to activate Mission Avenue with ground-floor businesses while adding several hundred new residents within walking distance of the beach and Transit Center.
What happened after public opposition?
Many Oceanside residents objected because:
- The Regal Theater has long been considered a downtown landmark.
- Concerns were raised about increased traffic.
- Some felt the original proposal reduced too much public gathering space.
- Residents wanted to preserve the annual Christmas tree lighting tradition.
Following months of public feedback, the developer revised the proposal by:
- enlarging the public plaza by roughly 60%
- reducing the residential unit count slightly
- increasing commercial space
These revisions helped the project gain unanimous City Council approval.
When will demolition happen?
This is the biggest question many Oceanside residents ask.
Although the project has been approved, demolition has not yet begun.
The Regal theater continues operating because of lease timing and project scheduling. Community sources indicate demolition is not expected until approximately 2027–2028, although no official demolition date has been announced.
